Our apartments do not come furnished, but furnished and corporate units may be available upon request. Please contact the leasing office for further information.

Residents are responsible for their cable/internet, and other utilities. Please contact the leasing office for specific utility fees. We believe in not charging amenity fees at our communities. All the benefits of the community, including on site management, are included in your rent.

At this time we do not require renter’s insurance, however, we STRONGLY recommend that every renter protects their home with renter’s insurance. Please contact your leasing office for general information.

Yes, all Gallina communities are smoke-free environments.

We typically offer 12-month leases. Depending on the season and availability, flexible lease terms may be offered. Ask your leasing office for current options.

Every resident 18 years and older residing in the residence must complete a rental application and complete identity verification and screening requirements. Please contact the leasing office for a copy of our resident qualification standards.

Cats and dogs are both $25/month

Rent and fees are due on, or before, the 1st of each month.

Rent can be paid online via the resident portal, the LOFT Living App, check, or other community-specific methods. Late fees apply per your lease.

Our residents utilize the LOFT Living App, which offers quick access to lease documents, rent payments, maintenance requests, rewards and more.

Renewal offers are sent prior to lease expiration. Rent increases are based on current market conditions and are communicated in advance.

Subleases or roommate changes must be approved by management and follow the community's policies.

The application fee is $75 per applicant. This along with a $200 administration fee holds your apartment while we process your application.  

Residents can submit requests, online through the resident portal on your community website, at GallinaCompanies.com, or if available, at your community office. For emergencies, please call 877-695-2780.
 

Storage and/or garages are available at select communities.  Please contact the leasing office for further information.

Leases must be renegotiated in writing 60 days prior to the lease expiration date if a renewal is offered by the Landlord. 

The security deposit is $300 per household.  In some cases the deposit may be higher based credit and residential history.

Cluhbouse/Amenity Center, pool, spa, outdoor kitchen, fitness center, covered picnic areas, dog park, dog wash, carwash, and business center.
 

Open parking is available.  Carports are included with select apartment homes.  Garages available for rent.  Please contact the leasing office for further information.
